Removal and demolition:
To remove the below:
– All glue from metal
– All tenant’s eyewash and skin safety kit and worktop shelving are present in the area plus broken hanging hooks.
– Old toilet seat on the ground floor and in the disability toilet
– Old look-like carpet floor ground floor
– Remove functioning lights
– CCTV system
– Old Cables
– Shutter gate top cover if needed
– Old phone system.
– Discarded metal goods in the backyard [trolley, boxes etc.].
– Assorted debris and gas bottles to the rear yard.
– Old worktop on the ground floor
– All waste from block paving car park
– Remove the bricks around the metal column
– Remove and cart away all rubbish and waste away from the site.
Maintenance and repair work:
1- Do general maintenance of all brick walls, remove all screws, fill the gaps, and repair.
2- Fix or replace all damaged lights
3- Change 2 toilet seats on the Ground floor + disability toilet
4- Do maintenance to the boiler
5- Do maintenance to the fire system
6- Do maintenance to the aircon system and fill in the F-Gas if necessary
7- Fix the shutter top cover or replace if necessary
8- Fix or replace if necessary the radiator men toilet / 1st floor
9- Replace the fake roof next to the ceiling air-con / 1st floor
10- Weld and fix the window security frame
11- To under office area – 2 no. flow-return heating pipes impact damaged – insulation torn and pipes bent.
12-To under office area – 1 no. self-finished door not decorated in the final term of the lease.
13- Suspended ceiling trim above the north door hanging loose.
14- 1st floor – Thermostat radiator valve missing to west side radiator.
15- 1st floor – Door stop is detached from floor.
16- 1st floor -Male washroom- To reseal: 450mm of mastic sealant
17- First Floor As-Built Offices: 8 no. metal ceiling tiles to suspended ceiling excessively damaged.
18- First Floor As-Built Offices: Sections of Upvc skirting trunking damaged; corners part missing.
19- To repair the Letterbox lid detached.
20- Services – Emergency Lighting
21- Check all permits to start the renovation work.
22- Change the carpet on the ground floor in the kitchen area
23- Change the carpet on the 1st floor (left side big room)
24- Apply on walls, windows, and skirtings new coats of paint.
Reporting:
We have conducted a full check and generated an official certificate for the below:
– Asbestos management file provided. Believed that premises were constructed in 1991.
– Fire Risk Assessment provided by tenant contrary to duties under Fire Safety (England) Regulations 2022
– Audibility Test Certificate
– Gas Safe Test Certificate
– Electrical Installation Condition Report (EICR certification).
